Reactive Vs Preventive Maintenance

You can prevent many wastes by maintaining your machinery and infrastructure in order. It cost very less to do a service or even replace a machine or parts of them rather than facing a breakdown.

Lean manufacturing talks about Total Productive Maintenance. TPM is focused on preventive maintenance, corrective maintenance and maintenance prevention. Basically preventive maintenance is regular maintenance carried out to prevent big problems in the system. For an example this may be a regular oiling for the parts of machine. Corrective maintenance is to correct any problems occurred in the system. Maintenance prevention is creating a system with no or little maintenance.

In a conventional organization you will find corrective type of maintenance mainly. That is you will wait until there is a problem to correct it. You will almost not find maintenance prevention in these organizations.

Your finance colleagues will go mad if you say that you need to replace your old machinery. Of cause they cost more, but they cost less than the stoppages and defective products made with them.
